2. By order dated 03.07.2017 while admitting the appeal, this Court framed the substantial question of law as stated under ground No.A, the same is framed again as follows:-

"Whether the learned courts below have committed an error of record leading to an error of law, which vitiates the judgment and decree of the courts below, when the pleadings as well as evidence are available on record in consonance with Section 16 (c) of the Specific Relief Act showing the ready and willingness on the part of the plaintiffs to perform his part of the contract."
